A window is a handful of parts that wear at different rates. The glass seal goes at 15 to 25 years, balances wear with use, sills rot where water sits. Replacing the part that failed is often the smart move, especially on a good Andersen frame.
Fogged or cracked glass
New insulated glass units set into your existing sash. Matched to the original Low-E coating and spacer so it does not look like a patch.
Sashes that drop or stick
Balances, sash cords, pivot bars, and jamb liners replaced. Painted-shut sashes freed and re-weatherstripped.
Rotted sills and frames
Dutchman repairs and epoxy consolidation on sound wood; new sill or jamb sections where the rot has gone too far. Exterior repainted to match.
Drafts and air leaks
New weatherstripping, foam and sealant behind the trim, and re-glazing on old wood windows. The cheapest energy upgrade you can buy.
Cranks, locks, and hardware
Casement operators, awning hinges, sash locks, lifts, and tilt latches. Genuine Andersen parts on Andersen windows.
Andersen sash & conversion kits
Replace just the sashes on 400 Series units, or convert a Narroline double-hung to modern tilt-wash sashes while keeping the frame.
Screens

The honest version of the question
Our rule of thumb: if the frame is sound and the repair costs less than half of a replacement, repair it. If the frame is compromised, the glass is single-pane, or several parts have failed together, put the money toward a new window. Here is how the common symptoms usually shake out.

As a Premier Partner we order sashes, glass units, balances, operators, and conversion kits directly from Andersen, matched to the serial number etched in your window. If the failure is covered under Andersen's warranty, we file the claim and install the replacement part. You do not have to call anyone.
On homes built before 1978, repairs that disturb painted trim fall under the EPA's lead-safe rules. We are an EPA Lead-Safe Certified Firm, so containment and cleanup are part of the job, not an upsell.

Frequently Asked Questions
Can fogged double-pane glass be fixed?
The fog is moisture trapped between the panes after the edge seal fails, and it cannot be cleaned out. The fix is a new insulated glass unit (IGU) in the existing sash, which is far less expensive than a new window when the frame and sash are sound. For Andersen windows we order the matching glass unit directly, and many are covered under Andersen's glass warranty.
My double-hung window won't stay open. What's wrong?
Almost always a broken or worn balance, the spring or weight mechanism hidden in the jamb that counterweights the sash. Balances are replaceable on most windows made in the last 40 years, and on Andersen units we match the exact part. Older rope-and-pulley windows can be re-roped.
Do you repair windows from brands other than Andersen?
Yes. We repair most major brands and generic builder windows: glass, balances, weatherstripping, locks, cranks, and screens. Where a manufacturer no longer supports a part, we will tell you and talk through sash replacement or a full replacement instead.
What is an Andersen conversion kit?
For older Andersen Narroline double-hung windows, Andersen makes a conversion kit that replaces the sashes and jamb liners with new tilt-wash sashes and modern glass while keeping the original frame. It is a middle path between repair and replacement, and as an Andersen Premier Partner we install them regularly.
When is repair not worth it?
When the frame or sill is rotted, when the window is single-pane, when several components have failed at once, or when the repair would cost more than half of a replacement. We will tell you which side of that line you are on. We would rather do a small repair today and a replacement in five years than talk you into a window you do not need.
Is there a minimum job size for window repair?
We handle single-window repairs through The Sunrise Handyman, our small-jobs division, and larger multi-window repairs through the main Sunrise Carpentry crews. Either way you get the same licensed, insured, lead-safe certified team.
